We led a multi-disciplinary team to masterplan a vibrant new city quarter with a mixed-use scheme, sensitively integrating an historic and iconic structure into a placemaking design solution.

Size: 344 dwellings, 10,000 sqm 4 star hotel, medical centre, nursery, 18,400 sqm office space, care home and retail space within a 10.75ha site.
Scale: Quarter

The Terry family built a factory in the early 20th century some two kilometres south of York city centre. This factory became redundant in the early 21st century and provided an opportunity site for future mixed use development.

This is an unrivalled opportunity to reconnect the site with the surrounding city and countryside.

Through the submission of a hybrid application, flexibility was established. The layout and future use of the listed buildings, with full planning permission was granted for change of use for the retained buildings.

We provided a Design and Access Statement and a Design Code document, which outlined the iterative design process and provided advice on how the site should be developed in the future. The latter informed the Reserved Matters application stage.

The proposals were also presented to, and fully endorsed by a CABE design review. The hybrid application was approved early 2010.
